The system
Freeze protection goes on before the first cold snap. Live oaks are pruned outside the February-to-June risk window, and every cut is painted the same hour. Nothing waits for a phone call, because it was all on the calendar before the year started.

Eyes on the property
Twice a month we walk the property inside and out and send a timestamped photo report the same day. Anything that needs attention comes to you with a recommendation, and you decide what happens next.
You stay in charge
Weekly visits, with the seasonal maintenance built into two of them a month. We book the trades and meet them on site on a day we are already there. You still hire and pay your own vendors.

Weekly visits with maintenance every time. We choose the trades, direct them on site and see approved work through. You approve once, and it all lands on one monthly invoice.
