These terms cover your use of this website. The property care work itself is governed by a separate written service agreement, not by this page.

Who we are, and what these terms cover

Weinland Management LLC is a family-owned property care and stewardship company based in Marble Falls, Texas. In these terms, we, us and our mean Weinland Management LLC, and you means anyone who uses this website.

These terms apply to your use of weinlandmanagement.com. They do not govern the property care services themselves — those are set out in a separate written service agreement between us and each client.

Accepting these terms

By using this website you confirm that you are at least 18 years old and that you agree to these terms. If you do not agree with them, please do not use the site.

The website is information, not an offer

Everything on this site — plan descriptions, what is included, prices, visit frequencies, timelines and examples — is general information about how we usually work. It is not an offer, a quote, or a promise of a particular result, and it may change without notice.

No contract for services is created by reading this site, submitting the contact form, or booking a consultation. We take on work only under a written service agreement, after we have seen the property and agreed the scope with you.

We try to keep the site accurate and current, but we do not warrant that it is free of errors or omissions.

What we are and are not

We provide property care, stewardship, monitoring and maintenance coordination for private property owners.

• We are not a real estate brokerage. We do not provide leasing, tenant placement, rent collection or property management services requiring a real estate license, and nothing on this site should be read as an offer to do so.
• We are not a security or alarm monitoring company. Our visits are scheduled property checks. They are not surveillance, and they do not replace a security system, insurance, or your own responsibility for the property.
• Licensed trade work is performed by licensed third-party contractors. Where we coordinate a plumber, electrician, HVAC technician or similar, that work is performed by independent contractors under their own license and insurance.

Consultations

Consultations are free and carry no obligation on either side. Anything we say during a consultation about condition, cost, risk or timing is an initial view based on what we can see at the time. It is not an inspection, an appraisal, an engineering opinion, or a guarantee.

Using this site properly

You may read this site, and print or save pages for your own personal or business use. You may not:

• copy, republish, resell or redistribute any part of it commercially without our written permission
• scrape, harvest, or use automated tools to extract content or contact details
• attempt to gain unauthorized access to the site, its servers, or any connected system
• introduce malicious code, or interfere with the site working normally for anyone else
• use the site for anything unlawful, or to send us anything unlawful, abusive or misleading

We may suspend or block access to the site if we reasonably believe any of the above is happening.

Our content

The design, text, photography, graphics, logos and the Weinland Management name on this site are owned by us or used under license, and are protected by copyright and trademark law. Nothing here transfers any ownership to you.

Photographs of client properties are published with permission. Reviews and testimonials are the words of the people who wrote them.

Anything you send us

You keep ownership of the information, photographs and messages you send us. By sending them, you give us permission to use them for the purpose you sent them — answering your inquiry, quoting, and carrying out work. You confirm you have the right to send us what you send, including any photographs of a property.

If you send us feedback or a suggestion, we may use it without owing you anything for it.

How we contact you

If you give us your contact details, you agree that we may reply by email, phone or text about your inquiry, scheduling and work at your property. Standard message and data rates may apply. You can stop marketing messages at any time — reply STOP to a text, or email admin@weinlandmanagement.com. How we handle your information is set out in our Privacy Policy.

Links and third-party services

This site links to and embeds services we do not control — currently Jotform, which hosts our contact form, and SociableKit, which displays our Google reviews. We are not responsible for their content, availability, accuracy or practices, and a link is not an endorsement. Your use of those services is governed by their own terms.

The site is provided as is

We provide this website on an as is and as available basis. To the fullest extent permitted by law, we disclaim all warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, title and non-infringement.

We do not warrant that the site will be uninterrupted, timely, secure or error free, that defects will be corrected, or that the site is free of viruses or other harmful components. Some jurisdictions do not allow the exclusion of certain warranties, so parts of this section may not apply to you.

Limitation of liability

To the fullest extent permitted by law, Weinland Management LLC and its owners, employees and contractors will not be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost data, business interruption, or property damage, arising out of or connected with your use of this website — even if we have been advised that such damages are possible.

Our total liability arising out of or relating to this website will not exceed one hundred US dollars (USD 100.00).

Nothing in these terms limits liability that cannot be limited under applicable law, including liability for fraud, or for death or personal injury caused by negligence. Liability relating to services we perform at a property is addressed in the applicable service agreement, not here.

Indemnity

You agree to indemnify and hold harmless Weinland Management LLC, its owners, employees and contractors from any claim, loss, liability or expense (including reasonable legal fees) arising from your misuse of this site, your breach of these terms, or your violation of the rights of anyone else.

Governing law and where disputes are heard

These terms are governed by the laws of the State of Texas, without regard to its conflict of law rules. You and we agree that any dispute relating to this website will be brought in the state or federal courts located in Texas, and we each consent to those courts hearing it.

If something goes wrong, talk to us first

Before starting any formal proceedings, please contact us at admin@weinlandmanagement.com or 832-767-9715 and give us a fair chance to put it right. Most problems are quicker to solve by conversation, and we would rather hear from you directly.

Changes to these terms

We may update these terms from time to time. The current version is always the one on this page, with the date shown at the top. Continuing to use the site after a change means you accept the updated terms.

The rest of it

If a court finds any part of these terms unenforceable, that part will be limited or removed to the minimum extent necessary and the rest will remain in force. If we do not enforce a right straight away, we do not lose it. These terms, together with our Privacy Policy, are the entire agreement between you and us in relation to this website.
