Questions

What’s the difference between the three plans?

Property Check is eyes on the property twice a month, with a timestamped photo report after each visit. Anything that needs attention comes to you with a recommendation, and you decide what happens next. Property Care adds the calendar: weekly visits, with the scheduled seasonal maintenance built into two of them a month, and we book the trades and meet them on site on a day we are already there — you still hire and pay the vendor directly. Property Stewardship is the hands-off end: weekly visits with maintenance every time, we choose and direct the trades, and you approve once rather than fielding a queue of decisions. Everything lands on one monthly invoice.

Do you manage rentals or long-term tenants?

No. Despite the name, Weinland Management is not a real estate brokerage. We don't lease or market properties for rent, screen or place tenants, prepare or hold leases, collect rent, or handle security deposits. Texas requires a real estate license for that work and we don't hold one.

We refer all rental and property management inquiries to Crossings Real Estate, a licensed Texas brokerage. Chad Nelson is the broker of record.

What we do is care for the property itself — the structure, the systems, the grounds and the vendors. That work doesn't change depending on whether anyone is living there, so if your property is already listed with a brokerage, we can still look after it.

What do I receive after each visit?

A report with timestamped photos, the checklist we worked through, and anything that needs your decision. Every visit.

How is pricing decided?

The ranges on the services page are reference points from properties we already manage, not quotes. What sets your number is how many structures and systems there are, how often we are on site, and how much you would like us to take on — not square footage alone. We confirm the figure in writing before anything is agreed, and it will not change mid-term.

How do vendor and material costs work?

At cost, with no markup. On Property Stewardship they arrive on one monthly invoice; otherwise you approve and pay vendors directly.

Contracting and larger project work is quoted separately and carries a management fee, which we set out in the proposal before any work begins.

What happens if something’s wrong while I’m away?

You hear from us, with photos and a quote attached, rather than finding out later. What happens next depends on your plan. On Property Stewardship we coordinate the repair once you approve it. On Property Care we can schedule the trade and meet them on a scheduled visit day. On Property Check we’ll tell you what we found and quote the work if you’d like us to handle it.

Which areas do you cover?

Marble Falls, Horseshoe Bay, Granite Shoals, Kingsland, Meadowlakes, Cottonwood Shores, Highland Haven, Sunrise Beach, Burnet, Llano, Spicewood, Round Mountain, Johnson City, Bee Cave and Lakeway. Not on the list? Get in touch anyway, we can often make it work.

Do you handle storms and freezes?

Pre- and post-storm readiness and winterization are included on Property Stewardship. On Property Care, freeze protection and winterization sit on the maintenance calendar. On Property Check we’ll flag what needs doing and can carry it out at your direction, billed hourly.

How do you access the property?

However you're most comfortable. Some owners give us a gate or door code, some install a lockbox, some hand over a key. We set it up with you during onboarding, record it against your property, and only the person assigned to your place has it. Everyone who works on your property is background-checked.

Is there a contract, and how do I cancel?

No long-term contract. Agreements run month to month, and either of us can end it with 30 days' written notice. We'd rather earn the next month than hold you to a year you've stopped wanting.
